If you are looking for a building lot that is not just a piece of a former cornfield, but one that has character and lots of potential, take a look at this one.

This beautiful and private parcel is bounded on the south by agricultural land, on the east by our tree farm, and on the north by a wildlife pond.  North of the pond is more of our tree farm.  There is a seasonal creek that flows through the property into Pine Lake across the road to the west.

The parcel is 13.42 Acres, and is Lot 5 on the below CSM.

A small hill on the south edge of the parcel invites a walkout basement, and provides a great view of the pond and tree farm to the north.

Several acres have been seeded to clover and timothy for horses.  We have bordered this field and the building site with large conifers, maples and flowering crabapples.  A culvert crossing of the creek provides access to additional pasture land, and the pond.

The parcel perks for a mound sewer system, and the access onto the property has been installed.

Baldwin township has some of the most restrictive development rules in St. Croix County.  It does not allow major sub-developments, and minor ones can sell no more than 4 lots in 5 years.  All must have their own well and septic.  For lands zoned agricultural, such as the land immediately to the south, the minimum lot size is 37.5 acres.  That is why you see very little development in Baldwin Township.  The town fathers are trying to preserve the "country nature" of the township.

The town of Baldwin is four miles to the south, and the freeway is two miles south of town.  Baldwin has a regional hospital and clinic, an excellent school system as well as the usual amenities of a town of 3000 inhabitants.

The parcels sold in the local area that we used to establish a comparable price for Lot 5, are as follows.

The sale of Lot 6 of this CSM three years ago. Lot 6 has no water access, fewer trees, less terrain, and less privacy than Lot 5.  Lot 6 sold for $14K/acre.

A 5 acre lot just across US 63 to the southwest sold several years ago within days of listing.  It has a nice view of the wildlife pond but only several feet of access.  It had a nice stand of 6 foot evergreens.  It sold for $28K/acre.

Lots in Forest Ridge Estates on Co Rd E, 1.5 miles west of US 63.  This development is about 3 miles to the southwest and has low lying wooded lots with thick stands of poor quality red pine.  Prices range from $15K-$37K/acre.

Open-land west of Pine Lake with a slight view but no access to the lake are being offered for $20K-$24K/acre.  Lots with frontage on Pine Lake are being offered at $102K/acre.

Based on the above comparisons, this lot with its trees, wildlife pond, terrain for a walkout, and privacy would, in normal times, be priced at $25K or more per acre.

Although real estate prices have remained steady, or even risen in St. Croix County, we have priced this parcel at 30% less than would be expected in a "normal" economy.  At $17K/acre, or $228K for the parcel, it makes a sound investment for building now or in the future, or as an investment for resale.
